LEGAL NOTICE
Notice is hereby given that the Modoc County Board of Supervisors will hold a public hearing on Tuesday, August 12, 2025, at 10:00 a.m. or soon thereafter in the Modoc County Board of Supervisors Room at Modoc County Court House, 204 S. Court St. Room # 203, Alturas, California, 96101, for consideration of the following project.
Project Name: Woodhouse Holdings, LLC (PM2025-01)
Project Description: Applicant is requesting to split an existing 133.8 +/- acre parcel to separate and establish a (+/-) 4.2-acre residential site from the agricultural portion of the property. The project site is designated by the General Plan Land Use Maps as Exclusive AG (EA). The parcel is zoned Unclassified (U). The resulting parcels will require the application of the Minimum Lot Size Overlay Zone (M) to prohibit any future divisions of this parcel. Staff is recommending the adoption of a Notice of Exemption under Categorical Exemption Section 15061(b)(3) of the CEQA Guidelines. This project does not have the potential to have a significant effect on the environment. The project site is located approximately 5.7 miles northeast of the township of Newell off East County Road 104. (Assessor’s Parcel Number 005-090-008-000). Township 48N, Range 5E, Section 35; M.D.B. &M.

Summary of Proposed Ordinance: Planning Staff recommends waiving the first reading of this proposed zoning ordinance amendment for Assessor Parcel Number 005-090-008-000 and setting the second reading for August 26, 2025. The amendment includes:
- Rezoning the parcel from Unclassified (U) to Agriculture Exclusive (AE).
- Applying the Minimum Lot Size Overlay Zone (M) to the parcel.
- Rezoning applies only within the boundaries of the proposed parcel map PM2025-01.
Per Government Code Section 65009 (b)(2), “if you challenge the action described in this notice in court, you may be limited to raising only those issues you or someone raised at the public hearing described in this notice, or written correspondences delivered to the Board of Supervisors at, or prior to, the public hearing.”
At this time, the Board will hear any and all interested persons.
